Linen & Oak Primary Suite Transformation

Overland Park, KS

A primary suite redesigned to make everyday life easier—and every square foot work harder.

This renovation began with a primary bath that wasn’t making the best use of its footprint and a laundry routine that required trips to the basement. By looking beyond the existing walls, we found an opportunity to completely rethink how the suite could function.

We removed an obstructive soffit and reworked the bathroom layout, transformed the former closet into a convenient upstairs laundry room, and reframed adjacent attic space to create a new walk-in closet. Thoughtful storage and warm, natural finishes connect each space, creating a suite that feels cohesive from one room to the next.

What was once an inefficient collection of spaces now works together beautifully—giving the homeowners a more functional bathroom, dedicated laundry just steps from the bedroom, and the storage they needed without sacrificing style.

The result is a calm, beautifully connected primary suite designed around the way these clients actually live.

This was a Signature Full Service Design by Malinda O’Hara Interiors, in collaboration with Evan Lowe Construction and KC Clozetivity. All beautifully captured by CC Photography.
